1. SUBJECT: all the works and activities to be performed for construction of residential apartments
in the Municipality of Mandatoriccio (Cosenza Province), owned by the firm Mazza
Costruzioni S.R.L.
2. FOUNDATIONS: Continuous ground beams, suitably reinforced as per the structural design
calculations.
3. UNDERGROUND WALLS: Made of 30 cm thick reinforced concrete around the entire perimeter
of the building and on the backfilled sides of the ramps, suitably waterproofed with resin
products in the cavities and at the base of the foundation.
4. ROOF SLABS: Fired clay-concrete slabs with reinforced edge beams and/or tubular steel roof
structure. The roofs which may be walked on shall be insulated and waterproofed with sheeting
and covered with porcelain stoneware tiles.
5. BRICKWORK: The external infill brickwork shall be formed by 30x25x25 cm thermoblocks,
the dividing walls between apartments shall also use 30x25x25 cm thermoblocks, whilst the
internal dividing walls shall be formed by single 8x25x25 cm fired-clay brickwork.
6. EDGE BEAMS AND BALCONIES: The edge beams shall be made of reinforced concrete and
the balconies shall have galvanised steel railings.
7. ROOF COVER, GUTTERS AND DOWN PIPES: The building shall have a sloping roof, made of
tubular steel, with a "WIERER" roof system (with Coppo di Grecia and Coppo di Francia roof tiles,
or similar). The gutters, flashing and down pipes shall be made of pre-painted metal sheeting
with a suitable thickness.
8. PLASTERING: The outside walls of the building shall be plastered with a ready-mixed cement-
based water-repellent plaster. The internal plastering shall be carried out with a readymixed
cement mortar.
9. PVC DRAINS AND SEWERS: All the vertical drain pipes shall consist of suitable pipes, whilst
the internal system shall consist of PVC UNI installations of a suitable size for the bathrooms
and kitchens. The outdoor sewer system shall consist of PVC UNI installations of a suitable size
in accordance with the provisions of the Municipal Sewer Department, with the layout drawing
prepared by the Engineer.
10. FLOOR AND WALL TILES: The stairs shall be paved with marble or Italian granite tiles, with
a thickness of 3 cm for the treads and 2 cm for the risers. The landings shall be paved with ceramic
or equivalent porcelain stoneware tiles. The skirting board shall be fitted with the same
tiles. Door steps and window sills shall be fitted with marble, or similar, with a thickness of 3 cm.
External pathways shall be paved with Betonella concrete blocks, as selected by the Engineer,
whilst the path around the perimeter of the building shall be paved with porcelain stoneware
tiles or other frost-resistant material selected by the Engineer. The balconies shall be paved
with a frost-resistant material (porcelain stoneware) and the same tiles shall be used for the
skirting boards. The floors inside the apartments shall be paved with single-fired tiles or class
I porcelain stoneware tiles. One wall of the kitchenette shall be tiled, between cupboards and
shelves, up to a height of 0.80 m. All the bathroom and toilet walls shall be tiled, up to a height
of 2.00 m, with ceramic tiles.

11. OUTSIDE WINDOWS: they shall be made of type R40 aluminium with the colour
selected by the Engineer, double glazing 4 +12+4, aluminium shutters with adjustable
slats, complete with fixtures and fittings. Colour selected by the Engineer.
12. ENTRANCE DOORS: single armoured doors (with galvanised steel frame, steel panel and
burglar proof sheeting), with 4 locking pins. Smooth. Garages doors shall be made of corrugated
galvanised steel sheeting with an up-and-over opening system.
13. INTERNAL DOORS: the internal doors shall be veneered, complete with seal, timber
coloured or white lacquered edging, and handles.
14. ELECTRICAL AND HYDRAULIC SYSTEM: The electricity, telephone and water supply systems
shall comply with the current regulations in accordance with the design prepared by the
appointed technician, including the external parts of the building up to the meter boxes and
up to the entrances to every apartment, excluding the installation of electricity, gas and water
meters.
15. WATER SUPPLY, SANITARY, HEATING AND ELECTRICITY SYSTEMS INSIDE THE APARTMENTS:
The distribution system for the hot and cold water and for the heating shall be installed
separately in chases, using copper pipes or an equivalent material (heating system) and
polypropylene pipes (water pipes) with heat insulating gaskets, in accordance with the provisions
of Law 46/90. The sanitary system shall be fully installed. The pipework shall be installed
for the heating and cooling system, from the boiler to the radiators and from the internal split
air-conditioning unit to the external unit. The radiators, boilers and split units are not included
in the supply. A gas boiler, with an output of 11 litres/min., shall be fitted for the production of
hot water for sanitary purposes, and each apartment shall be connected to the condominium
system for the production of hot water for sanitary purposes by means of solar panels.
16. BATHROOMS: main bathroom: "IDEAL STANDARD" fixtures and fittings, or equivalent, with
chrome-plated Ideal Standard taps, or similar, consisting of the following items: washbasin with
taps, WC with internal cistern, bidet with taps, shower tray (70x90) with taps; service bathroom
(if planned), IDEAL STANDARD fixtures and fittings, or equivalent. Washing machine attachment.
17. KITCHEN: hot and cold water and dishwasher couplings and gas fitting (excluding valve).

18. ELECTRICAL AND TV SYSTEM: the electrical system shall be installed in accordance with
the current regulations and in compliance with Law 46/90. It shall be fitted in chases inside
polyvinyl conduits. "VIMAR" type switches and sockets (plastic coated), bell, centralised TV antenna
with 40 lighting points.
19. DRAINS: The drains for the bathrooms and kitchens shall use PVC UNI pipes of a suitable
diameter complete with fittings.
20. SKIRTING BOARD: They shall be made of porcelain stoneware and fitted along the entire
internal perimeter;
21. ATTIC and SOLARIUM (for first floor apartments): They shall be fitted with porcelain
stoneware tiled floors, plastered walls, hot and cold water supply, basic electrical system, telephone
system, pre-installation for a jacuzzi.
22. EXTERNAL/INTERNAL PAINTING: The external painting shall be carried out with oil-based
paint, with the colour selected by the Engineer; the internal painting shall use three coats of
white distemper.
23. OUTDOOR WORKS: The external paving shall be carried out with self-locking concrete
blocks, with the colour selected by the Engineer. A plastic coated wire fence shall be installed
on a 30 cm wall, with steel poles up to a height of approximately 1.50 m. Single panel pedestrian
gate made of galvanised tubular steel, with a height of approximately 1.10 m. Landscaping
of terrain and planting of Butterbush (Pittosporum) type bushes along outside perimeter.
24. SWIMMING POOL: the swimming pool shall be constructed, as per the final design, with
dimensions of 9.0 x 18.0 x 1.1 m, complete with water treatment plant.
